Full Building Surveys

One of our core services is the
implementation of full building surveys
of both residential and commercial properties. These inspections
involve a detailed examination of all the visible internal and external
parts of a property, followed by a bespoke report, tailored to the
individual property and client's requirements.
We carry out the same type of inspection for commercial organisations purchasing the freehold of a building.
Where a client is purchasing the lease of a building, then one of two inspections may be appropriate. If the lease requires the leaseholder to put the premises into repair, to keep in repair and yield up in good repair, then a building survey is generally appropriate, and may be used to renegotiate some of the terms, particularly if the building is in poor condition. If the leaseholder is required to yield up the property in the same condition as at commencement, then a Schedule of Condition is usually appropriate, in order to have a full record of the condition at the commencement of the lease.
We also carry out snagging inspections of new properties.
