Refurbishments, Extensions, Alterations and New Building Projects
We provide advice and assistance with regard to projects which are proposed at a client's property, whether this be for a complete refurbishment, extension or other types of alteration. Our services would include the following:
- Initial advice on the proposals for the project, planning, listed building and building regulation matters, health and safety factors and party wall requirements.
- Scheme design, to be developed in conjunction with the client.
- Planning and building regulation applications. Any other specific planning requirements would also be attended to, such as listed building consent or matters in connection with conservation areas.
- Working drawings are prepared together with a detailed specification of work.
- We would agree a short list of suitable building contractors with the client and prepare and issue tender documents, subsequently reporting on the tenders received.
- Once the client has confirmed instructions to proceed with the work, we prepare suitable contract documents and administer the contract during the course of the work. This involves regular visits to the site for the purposes of general contract administration, usually weekly, to review the work in progress and any matters arising. We prepare contract instructions for any necessary variations in the work and agree appropriate interim valuations for the building contractors. At the end of the project we carry out a snagging inspection and monitor the works to completion. We negotiate and agree the final account with the contractors.
- A further inspection of the work carried out by the contractors is carried out six months after completion.
